ALTA/NSPS SURVEYS
The purpose of an ALTA/NSPS Survey is to remove the “survey exception language” from the title insurance policy, also known as providing “extended coverage”. ALTA Surveys are used as a title insurance underwriting tool.
For commercial property owners, obtaining an ALTA/NSPS survey is often necessary. Conducting an ALTA/NSPS survey may reveal issues during the on-site examination that aren't apparent in public records. These issues might encompass newly constructed or demolished structures, encroachments, easements, rights-of-way, and other factors affecting land use and ownership.
